Scott Broder oversees Dreamscape’s hospitality group. Prior to joining Dreamscape, Scott was the Head of Hotel Investments at The Witkoff Group, where he oversaw all aspects of hotel acquisitions, dispositions and asset management. The hotel portfolio at The Witkoff Group included several prominent locations including the EDITION West Hollywood and the Park Lane Hotel and PUBLIC Hotel in New York City. Before Witkoff, Scott was the Director of Acquisitions at Sunstone Hotel Investors (NYSE:SHO). Over Scott’s career, he has completed over $2 billion in hotel transactions, including the acquisitions of Boston Park Plaza, Hyatt Regency San Francisco, the Wailea Beach Marriott Resort & Spa in Maui.
A native of New York City, Scott likes to eat regularly at Bar Pitti, J.G. Melon and Peter Luger Steakhouse. Scott has lived in London, Chicago, and Southern California, though he now calls New York City home once again. Scott loves to travel and live an active lifestyle, regularly playing in a Sunday morning basketball game. Joshua Strauss is President of Retail and Entertainment at Dreamscape. He brings over 25 years of industry experience specializing in landlord and tenant representation. Strauss will lead the company’s efforts in immersive retail experiences, traditional retail, and food and beverage within its portfolio, and continue to represent a wide array of Tenants and Landlords in their U.S. and international retail real estate endeavors.
Prior to joining Dreamscape Companies, Strauss served as an Executive Managing Director at Newmark, where he represented major national and international retail, entertainment and real estate companies including Netflix, Sony, Theory, FedEx, NBCUniversal, Pret A Manger, Zadig et Voltaire, Citibank, Equinox Fitness and many others. His storied career boasts many accomplishments including assisting in NBCUniversal’s first foray into Las Vegas with the leasing of a 120,000 square-foot stand-alone building off the Las Vegas Strip, Sony’s Wonderverse in 83,000 square feet at Oakbrook Mall outside of Chicago, IL, representing Howard Hughes in the repositioning and leasing of 150,000 square-feet of retail, restaurant and entertainment space at The Seaport District in New York City and representing AFI USA in the repositioning and leasing of more than 180,000 square-feet of retail space at the Times Square Building in New York City, with the latter earning him the Real Estate Board of New York’s (REBNY) Most Creative Retail Deal of the Year Award.
As part of Dreamscape Companies’ redevelopment of the Rio Hotel & Casino in Las Vegas, Strauss’ extensive experience and knowledge will serve an integral role in breathing new life to the 200,000 square-feet Masquerade Village space.

Scott Zinovoy is Senior Vice President of Retail and Entertainment at Dreamscape where he will help direct the company’s efforts in immersive experiences, retail, and food & beverage. Additionally, he will continue to work with a variety of tenants/landlords in their real estate endeavors.
Prior to joining Dreamscape, Zinovoy served as a Director at Newmark where he represented many national/international entertainment brands and retailers--crafting expansion strategies, selecting precise locations, and negotiating both short and long-term transactions. Select clients include Sony, Amazon, Netflix, FedEx Office, Gordon Ramsay, GameStop, Razer and Malin+Goetz. Among his many accomplishments as a tenant representative, he assisted Sony in its leasing of 83,000 square feet in Oakbrook, Illinois; Rise NY in its leasing of 14,000 square feet at 1530 Broadway NYC; Netflix in its leasing of 6 stores throughout the U.S. and in Europe; Razer in its leasing of 10 locations throughout the U.S; and FedEx Office in its leasing of over 20 locations in NYC. Zinovoy has also worked on behalf of many prominent landlord clients, including in the leasing of 50,000 square feet to Lionsgate at 11 Times Square (where he also represented the tenant), and the leasing of 44,000 square feet to Whole Foods Market and 72,000 square feet to Life Time Fitness at 1 Wall Street, the latter of which earned the 2019 REBNY Most Ingenious Retail Deal of the Year Award.

Alex Levine focuses on tenant and landlord representation within Dreamscape’s Retail and Entertainment group. Since joining in 2024, Alex has been involved in leasing projects across New York’s most competitive retail corridors, advising both international fashion brands entering the U.S. market and health and wellness concepts expanding locally. He brings a background in real estate and marketing, along with a strong interest in architecture, design, and fashion, which allows him to approach each assignment with creativity and precision.
Outside of work, Alex enjoys running, rock climbing, and traveling to experience new cultures and retail concepts around the world. Based in New York City, he spends much of his free time exploring neighborhoods and keeping a close eye on how new brands and concepts shape the city’s retail landscape.

When not in Yorkville, Tom likes to visit the Jersey Shore, Long Island’s North Fork and his brother in Los Angeles.

Adam Patenaude
President, Hospitality Management
Adam Patenaude brings 20+ years of industry excellence to his role as President of Dreamscape Hospitality Management and oversees all aspects of Dreamscape Hospitality Management’s day-to-day operations and executive team. Adam and his team support hotels and owners across the portfolio.
Prior to his current role, Adam served in various capacities at Aimbridge Hospitality, spanning over 15 years. Most recently serving as Senior Vice President of Operations in the Full-Service Division. He has also held roles of Vice President of Operations, Regional Director of Operations, Area General Manager and General Manager. During those assignments, Adam and his teams were recognized with a variety of awards for excellent performance, such as: General Manager of the Year, Hotel of the Year, Hotel Sales Team of the Year, Leadership Excellence and eCommerce Excellence. Adam got his start in the industry as a management trainee with Hilton Hotels & Resorts and has worked with hotels in all verticals.

William P. Stadler
Chief Investment Officer
Mr. Stadler has over 40 years of experience in the lodging industry, with a primary focus on finance, investments, and real estate, and was appointed Chief Investment Officer Dreamscape Hospitality in 2025. Prior to his current role, he was CIO of Dallas-based Aimbridge Hospitality in 2014. During his ten-year tenure and through his senior leadership, the company grew from 150 hotels and $100 million value to become the largest independent third-party management company in the world with over 1,500 hotels with a valuation exceeding $1.8 billion. He also led their strategic expansion into Mexico/LATAM with the acquisition of Grupo Hotelero Prisma with over 40 hotels under management.
Prior to joining Aimbridge, Mr. Stadler spent 11 years as an investment sales specialist with Molinaro Koger and HFF in Dallas and Newport Beach, CA where he represented many of the largest private equity firms, lodging REITs, global hotel companies, and high-net-worth investors and family offices. His billions in transaction volume encompassed single assets as well as large portfolios across all chain scales including U.S., Mexico, and Caribbean resorts.
Mr. Stadler held the position of Sr. Vice President – Chief Acquisitions Officer of FelCor Lodging Trust, whom he joined shortly after their 1994 IPO. During his seven years with the REIT, he was responsible for the growth of the company from nine hotels to more than 200 properties with a market capitalization exceeding $3 billion.
His background further encompasses real estate development and franchise sales positions with Marriott International and Embassy Suites – Promus Corporation.
He has been a frequent panelist at many of the hotel industry’s key conferences including the NYU International Hospitality Industry Investment Conference, The Caribbean Hotel and Resort Investment Summit, HVS’ Caribbean Hotel Investment Summit, and the Dallas Hotel Conference.
Mr. Stadler received a BA from Denison University (economics/history) and his master’s degree from Cornell University’s School of Hotel Administration. He holds a Texas real estate license.

Ron Phifer
VP Business Development, Hospitality Management
Ron Phifer brings over 20 years of experience in sales and marketing, starting his career in 2004 as a Sales Manager at Aimbridge Hospitality after a successful stint as a professional basketball player. Throughout his career, Ron advanced from Sales Manager to Regional Director of Sales, eventually becoming the Regional Vice President of Sales and Marketing. He later transitioned to Vice President of Business Development, where he continued to drive growth and success.
In 2024, Ron joined Dreamscape Hospitality, where he played a key role in the company’s early success, with plans to manage nearly 25 hotels by the end of 2025. His leadership is defined by a focus on delivering measurable results and fostering a people-first approach. Under his direction, Aimbridge’s sales team earned the prestigious Sales Team of the Year award twice, and several properties under his leadership received multiple Hotel of the Year accolades.
Outside of his professional achievements, Ron is a passionate community leader and mentor. He has been a proud member of Big Brothers Big Sisters Lone Star since 2019 and serves on its Executive Board. Additionally, Ron has been actively involved with the National Association of Black Hotel Owners, Operators, and Developers (NABHOOD) for over seven years.
